If A Damaged Crown Is The Root Of Your Chimney Leak, We Can Help

What keeps water out of a masonry chimney? Aside from the chimney cap and the flashing, the answer is: the crown.

The crown (a concrete chimney topper) is made to keep an otherwise open chimney free of animals, rain, snow, sleet, and debris by covering the chimney stack itself. But it doesn’t always do a great job.

Every year, those of us here at Top Hat Chimney & Roofing, Inc. come across dozens of crown-related chimney leaks. Sometimes crowns fail because they’ve developed cracks and holes as a result of time and weather, while other crowns fail because they were poorly built at the start.

So what can be done to fix a leaky crown?

  • Crack Repair — Well, if cracks and holes have developed on your crown but the crown itself is well built and still in acceptable condition, Top Hat Chimney & Roofing’s team of experienced chimney professionals can repair and fill those cracks and holes. We use a elastomeric coating to repair and protect chimney crowns — CrownSeal. CrownSeal provides a permanently flexible waterproof membrane, it’s environmentally friendly, and when dry, it takes on a natural concrete/mortar appearance. If your crown is not a standard, natural concrete/mortar, we can also color match the CrownSeal to blend perfectly. When we’re done, the 10-year warranty this product carries will guarantee you a decade of protection.
  • Crown Rebuild — If the problem originates with the construction of the crown, more may need to be done. In these cases, we may suggest a crown rebuild. We’ll remove your old crown and make sure that your new one is composed of strong, long-lasting concrete, and that it has an appropriate slope, thickness level, and drip edge. Proper composition will help the crown better protect the chimney and stand up to years and years of moisture.
Before CrownSeal Application the crown has holes and cracks.

  • Crown Waterproofing — We can also prevent old cracks from expanding and new cracks from forming using CrownCoat, a waterproofing, brushable sealant. This product leaves a long-lasting waterproof membrane and can be custom colored to match your crown perfectly. It also carries a 15-year warranty when professionally installed. This quick service can really make a big, long-lasting difference for your chimney, and it’s worth every penny.
